COMMERCIAL SCAFFOLDING PROJECT — MID STREET, FRASERBURGH
In early 2021, we at AAA Scaffolding UK were appointed to deliver full commercial scaffolding services for a major building-refurbishment project in Fraserburgh town centre. The project involved converting a listed former commercial property into an 11-room boutique hotel. Given the building’s historic fabric, central location, and proximity to public footpaths, we provided a comprehensive scaffolding solution requiring coordination with the main contractor, heritage specialists, and local authorities.
CHALLENGES AND SOLUTIONS
We faced multiple challenges, including:

HISTORIC BUILDING FABRIC: The listed property features late-18th- to early-19th-century elements with evidence of previous fire damage. We designed scaffolds to accommodate irregular geometry, using adjustable base plates, extended masonry ties, and independent tower support where necessary.

TOWN-CENTRE LOCATION & PEDESTRIAN MANAGEMENT: Public footpaths ran adjacent to the scaffolding. We installed covered pedestrian walkways, netting, and signage, and coordinated with the council to ensure temporary closures for safe access.

WEATHER EXPOSURE & ELEVATION WORKS: Strong coastal winds, salt spray, and adverse conditions required wind-rated scaffold boards, vertical debris netting, secure tie points, and extra daily inspections.

COORDINATION WITH OTHER TRADES: Roofers, masons, and window fitters needed phased access. We developed a scaffold programme aligned with the contractor’s schedule, enabling scaffold extensions to roof phases without dismantling or rework.

PROJECT LOCATION AND SCOPE
Located on Mid-Street, Fraserburgh, in the heart of the town centre, we collaborated with the main contractor on this heritage-led commercial conversion. Our scope included the design and erection of façade and roof-access scaffolding, as well as a full 360° wrap-around scaffold for masonry repointing, window installation, and slate roof replacement. Weekly inspections and compliance checks were conducted in accordance with the Work at Height Regulations and NASC guidance. Dismantling and clearance were carefully managed to minimise pedestrian disruption. The project commenced in June 2020, following delays due to the COVID-19 pandemic, and concluded in early 2022, with a total conversion budget of approximately £1.3–1.4 million.
OUTCOMES AND BENEFITS
We provided safe, compliant access throughout the project, enabling masonry, window, and roof works to be performed efficiently. Public safety was maintained with zero incidents, and scaffolds were dismantled on schedule. Our scaffolding service helped the contractor meet heritage deadlines, avoid delays, and stay on budget. The completed boutique hotel now enhances Fraserburgh’s town centre and contributes positively to its regeneration.
